Abstract
The Internet of Things (IoT) has transformed most industries. In the smart homebuilding industry, IoT devices and networks connect from the home and interact over the internet. The IoT paradigm allows individuals to check their home security, open their garage doors, adjust their thermostats, monitor, control, and automate their audio-visual sound systems, swimming pools, shades, lights, and kitchen and laundry appliances remotely, typically using a mobile device such as a tablet or cell phone. Research showed consumer demands for IoT technologies in homebuilding has increased, thus IoT adoption into smart homebuilding has increased. Research into Maryland homebuilders’ understanding of risks and strategies regarding the IoT in homebuilding found that a problem exists in that builders feel unprepared for implementing IoT into their processes. This qualitative generic inquiry study used semistructured interviews via Zoom with 10 experienced Maryland homebuilders to explore their IoT adoption strategies regarding their perceptions of the risks and challenges. The unified theory of acceptance and use of technology guided the exploration. Thematic analysis was conducted with the assistance of Dedoose software. The study identified key factors influencing homebuilders’ perceptions of IoT adoption. The findings yielded seven themes based on codes, categories, and participant support. Those themes included innovation, efficiency, automation, adoption risks, adoption challenges, integration, and risk assessment. Homebuilders explained that these seven concepts must be considered when implementing IoT adoption strategies. These insights could inform business functions and investment decisions by better understanding current smart homebuilding trends and future directions.
