Abstract

This thesis investigates the factors that are of critical importance when carrying out JV construction projects between the local and local indigenous Malaysian and foreign contractors in Malaysia. The aim of the research study is to identify the primary factors which support the successful application of joint venture arrangements in construction projects in Malaysia. These factors are identified through a triangulated methodology, which involves a literature search, questionnaire surveys, forty-three in-depth interviews and a Delphi expert panel. Following two iterations of the Delphi panel, a ranked order of relative criticality for the factors were produced. Ultimately seven factors ranked as the most important Critical Success Factors (CSFs) included inter-partner trust, mutual understanding, criteria for partner selection, agreement of contract, compatibility of objectives, conflict and commitment. Factors that may reduce the likelihood of failure if included in the project but will have no effect upon the probability of success are submitted as Failure Reduction Criteria. The fourteen factors ranked as FRCs were communication, cultural understanding, profit, partner experience, financial stability, cooperation, equity control, management control, coordination, effective human resource management, motivation for forming JV, organisational structure, knowledge transfer and size compatibility of partner's firm. The findings of this research offer valuable information to any organization whether public or private in Malaysia or in other countries, in their quest to successfully procure construction joint venture projects.
