Abstract
Industrialization is an important trend in the construction industry. It may bring several advantages for this sector compared to traditional construction methods, such as increased productivity, improved working conditions, space savings for on-site material storage, improved quality control, elimination of production waste, and high sustainability performance. In this context, there has been a growing demand for Engineer-to-order (ETO) prefabricated building systems, in which a unique product must fulfill specific clients’ requirements. Most construction projects consist of a combination of different construction technologies with different degrees of industrialization of components and systems, including ETO building systems. The integration of different technologies, through numerous and concurrent site installation operations. Further, industrialization requires extensive efforts in planning, coordination, and control systems as it usually involves more than one production unit (i.e., prefabrication, and site installation). Against this background, the aim of this research work is to develop a prescriptive theoretical framework for planning and controlling ETO industrialized building systems, integrating different production stages. Design Science Research was the methodological approach adopted in this investigation, which was based on five empirical studies developed in partnership with three different companies. The proposed artifact was a set of design principles and prescriptions to be used for conceiving planning and control systems for companies that deliver ETO industrialized building systems. The development of this framework involved a set of core production management concepts and principles, including pull production, flow, and visual management. It has been aligned with the management-as- organizing approach so that the performance of the whole system (i.e., prefabrication and site installation) can be improved.
