Abstract

Delays in HRB projects remain a recurrent concern in the construction industry. This research aims to explore the potential of Building Information Modelling (BIM) in addressing the delay issues in high rise building (HRB). A questionnaire survey was conducted with the construction practitioners in Malaysia to identify the critical delay risk factors in HRB projects and the potential BIM features for time-related risk mitigation. The collected data was analysed via relative importance Index (RII) and principal component analysis (PCA). PCA is applied to statistically sort the delay variables into more manageable components to improve the result's interpretability. Based on the RII results, three leading delay factors are design variation/order changes, ineffective planning and scheduling and shortage of skilled-labour. While, 4D scheduling, collision detection and integrated data management and storage are discovered as the three most potential BIM features for time-related risk mitigation in HRB. This research provides construction practitioners with valuable insights to re-evaluate the latent delay factors and implement BIM to realign risk management strategies for ensuring a timely delivery of HRB projects. Despite its contributions, this study is limited by its context-specific focus on the construction firms in Malaysia as well as the exploratory nature of BIM application.
