Abstract
The study utilized the qualitative research approach to examine the strategies adopted by construction team members in delivering private building projects amid hyper-inflationary trends in Nigeria; this intends to improve the per formance of private building projects in the study area. 12 construction professionals were assembled for a focus group discussion (FGD) from 20 ongoing private building projects purposively selected within the Osogbo metropolis of Osun State, Nigeria for data collection. The FGD participants consisted of, 4 Architects, 3 Engineers, 3 Quantity Surveyors, and 2 Builders. Data analysis was conducted with the manual inductive content analysis, frequency, and percentage. Findings indicated that the strategies predominantly used to deliver private building projects amid hyper-inflationary trends were; the adoption of labour-only contracts and the use of price adjustment clauses or the use of flexible rates contracts. Other strategies adopted by the project team to deliver projects within the study area were the bulk purchase of materials, the use of short-term commercial loans, and extensive use of performance bonds. The study recommended a vigorous enlightenment campaign on ways to modify the standard condition of the contract to suit the unique situation of each contract environment to enhance project performance.
