Abstract
It is important to measure and evaluate constructability in construction. It should be controlled at the early stage. Especially, it can be more important in renovation project, because it may affect various factors like remained structure, adjacent building, remained in operation. In the construction industry, buildability studies have been carried out in various ways such as deriving, quantifying, and evaluating constructability factors. However, most of these studies are focused on new building construction. So, there is no available tool for assessing constructability in renovation project. Therefore, the purpose of this study is to analyse factors affecting renovation constructability for quantitative assessment. Literature review and expert interviews are performed to derive the factors. Also, factor analysis is conducted for assessing constructability. In this study, the factors that should be considered when evaluating constructability of building renovation are summarized and are verified by building maintenance and renovation experts. This can provide guidance to assess constructability of renovation project. furthermore, using these factors, it is possible to calculate a constructability index, the project cost and the construction duration of the building renovation project in the future.
